Interior Tenant improvements, often referred to as TI, are the most frequent projects with commercial clients. Any time a building owner signs a new occupant, increases or decreases space needs, or wants upgrades, this is the type of project that is for you. Think move a wall, build a wall. It’s over simplified, of course, but within the confines of your building’s footprint, you can change the interior design.
Moving a wall, building new offices, painting, adding flooring, is all considered interior tenant improvement. However, most of our interior TI projects are done through the design-build process so you may want to hop over there to see more variety.

We completed renovation / tenant improvements of the 28,274 square foot, two-story building to accommodate the office and design needs of Fisker Automotive, Inc a progressive, plugin (hybrid) luxury sedan company.
The front lobby was entirely redesigned. What was previously a front counter, lunchroom, and office area was converted to a large media / conference room with a motorized projection screen, a generous break room, and a spacious office showcasing the replica of their luxury performance sedan. New 3′ and 5′ clear tempered glass doors flanked by custom sidelights completed the entry to allow the tenant access to the lobby for displaying their sedan.
The existing concrete slab was sawcut, recessed, and reinforced concrete foundations were added to house the 35,000 and 60,000 pound steel modeling plates, surrounded by an ultra-smooth, custom multi-flec epoxy floor.
Although they have since relocated, we are proud to have worked on this particular building several times, including being its original builder.
Security Express called upon Riggins Construction & Management, Inc. to complete their corporate headquarters for their progressive freight organization. Riggins was commissioned via a design-build contract to fully renovate and existing 30,000 square foot building.
This project included adding several restrooms and quite a lot of built-in cabinetry.
We were honored to have performed a dramatic design-build tenant and exterior building and site improvements for a 20,000 square foot, run-down and overstocked pottery supply warehouse, subsequently transformed into a beautiful auto showroom and automotive service center.
Other features of this project include: speciality automotive hoists and equipment, exterior auto wash area with a below-grade water clarifier and rain detection system, smog station, and a specialty hi/low exhaust system in the service bay area.
