Project Profile: RBC Lubron Bearing Systems

RBC Bearings TIRiggins Construction & Management, Inc. was contracted as the Design-Builder to repurpose this tired warehouse / office space into a functioning, specialty bearing manufacturing plant.

The City street was excavated (and repaved) to install a 6”ø pipe that tapped into the existing 12”ø water main on the north side of Lawson River Avenue. This was done to add fire sprinklers to the building. Furthermore, an extension to the 6” detector check assembly for fire protection was installed.

We removed landscaping in the front of the building to make room for an ADA-compliant ramp. We then re-landscaped, repaved, striped, and installed signage for the two new handicap stalls at the east elevation. We also added a handrail to the front stairs and met path-of-travel requirements from the parking area to the front door.

All cracks in the concrete tilt-up panels were structurally repaired via epoxy injection method. The entire warehouse was painted and accented with a royal blue wainscot. The concrete floors were also repaired. Continue reading

17520 Newhope - New Roof and HVAC Units

17520 Newhope - CraneRiggins Construction & Management, Inc. is proud to announce the completion of the new roof system for Munroe Baldwin, LLC.

We coordinated the project from front to back, including evaluating which HVAC units needed to be replaced and which simply needed repair. Once the scope was agreed upon, we contracted a structural engineer, obtained drawings, and put the project out to bid.

This project included the evacuation and removal of ten roof-top HVAC units and four condensing units using a crane during the weekend. The new units were placed upon new, structurally-reinforced platforms and crickets were installed to redirect water flow around the units on the high side of the platforms. Inside, the corresponding digital thermostats were installed. Four condensing and new fan coils were also replaced and put on new wooden platforms with sheet metal caps. Continue reading

If you’ve ever got the fly-on-the-wall view of a busy restaurant kitchen you may be overwhelmed by the noise and movement. You may gain an appreciation for the amount of coordination it takes to prepare a deceptively simple meal.

Were this busy kitchen filmed in slow motion it would be a glorious ballet. Can you imagine two chefs in the same kitchen?

Sometimes we perform jobs on behalf of an owner to fulfill his part of the lease requirements. This is the case with our newly completed project. We worked alongside and in concert with the tenant’s general contractor. Continue reading

Project Profile: Avatar Machine

Avatar Machine TIRiggins Construction & Management, Inc. is proud to announce the completion of a second design-build, interior tenant improvement project for Condor Associates, Ltd.

ADA compliance is not only a Federal requirement but a key improvement to the building. During this project we focused on the outside path-of travel including an alteration of the existing parking lot. This included preparing a van-accessible, two-percent-or-less sloped parking stall. Removal of existing landscaping and shrubbery was necessary to create the thirty-five linear foot, five-foot wide concrete accessible path-of-travel to the existing entry landing.

On the interior, we built three offices in the southeast side of the building, installed 1,300 square feet of VCT throughout the hall, lobby, and offices, and replaced the overhead truck doors.

Since this building was intended for a single tenant, replacing the wooden storefront with two entrance doors was top priority. To give the building a modern, updated look, we installed a clear, aluminum storefront with a centered, single pair of entry doors, in full compliance with Title 24 energy regulations, of course.

We are proud of another design-build partnership that allowed us to assist the client’s leasing needs in a timely fashion.

Need to downsize? Project Profile: Ferrado Newport LLC

Ferrado Newport TIRiggins Construction & Management, Inc. is proud to announce the completion of the design-build, interior tenant improvements for Ferrado Newport LLC.

For a tenant, downsizing your space is always a great option when reducing your overhead costs, especially in the “new normal.” For the building owner, losing leasable space isn’t such a great option. We teamed up with their leasing agent, our architect, and the building owner, Ferrado Newport LLC, to design-build a leasable spec-suite in their six-story office building located near John Wayne Airport.

Often construction during business hours is considered an inconvenience; however, aside from the demolition and painting, we were able to complete our scope of work during normal business hours while interfacing with the facilities manager, building owner, and tenant’s employees. The tenant’s employees took it all in stride, even drawing landscapes and cartoons on their side of the ZipWall plastic dust barrier while we constructed a new, fire-rated demise wall. Their suite also received a new breakroom with upper and lower cabinetry, a 15” deep microwave shelf, room for a refrigerator, and we also installed their 42” flat screen TV.  We even painted their accent walls in corporate colors.

The newly created Suite 210 also received a new breakroom with upper and lower cabinetry, room for a refrigerator, and a 15” deep microwave shelf. A copyroom was added to this suite and new broadloom patterned carpeting gives this ready-to-lease suite the turnkey touch.

Through the design-build process we were able to meet the client’s leasing needs while adhering to the client’s timetable.
