A Tenant Improvement with Leaseable Space: PolyTak

Riggins Construction & Management, Inc. is proud to announce the completion of our design-build tenant improvement and exterior renovation project for Poly-Tak Protection Systems, Inc., a  national supplier of temporary adhesive carpet and tile masks.


All existing interior improvements were demolished to make way for the following:

1301 Santa Fe: Poly-Tak

The Poly-Tak space, with independent handicap-accessible entrances and exits, features full-height, finished walls between the 6,034 square feet of office and 20,306 square feet of warehouse area, including  a 2,870 square foot storage mezzanine.  Executive offices were built with sidelights to increase the natural lighting, creating a pleasant work environment. An executive restroom, personal storage closet, and adjacent sitting room all fall off the large executive office which also had a new 6′ x 7′ storefront window sawcut into the exterior concrete wall.

Two multi-fixture restrooms and one unisex warehouse restroom were also added, including a large break room with ample upper and lower cabinetry. A computer room, constructed below the mezzanine, features static dissipative tiles and 24-hour air conditioning to maintain the temperature of the room.

1371 Santa Fe:  Leasable Space

A full-height demise wall sections off the building, nearly down the middle, to create the easterly tenant lease space.  It consists of 22,033 square feet of warehouse and 2,533 square feet of new offices; including a large conference room, three offices, a computer/telephone closet, two single-use office restrooms, and one unisex warehouse restroom.  It even features a large break room with ample upper and lower cabinetry. Insight Systems Exchange

Riggins Construction & Management, Inc. was commissioned by Insight Investments, Inc. to design and build tenant improvements and exterior renovations for their Insight Systems Exchange division in Garden Grove.

This 44,000 square foot building received epoxy injections at the tilt-up walls and repairs to the concrete warehouse floors.  Four new windows were sawcut and reinforced into the north and west sides of the 7,000 square foot office area.  As a finishing touch, the exterior paint was made to match the corporate color scheme and new concrete entry ramp/stair was added to dress up the exterior and meet current HC/ADA accessibility requirements.

Two existing multi-fixture office restrooms were upgraded to ADA standards with new fixtures, partitions, countertops, and FRP (fiberglass reinforced paneling).  Four additional multi-fixture restrooms were added in the lobby and warehouse areas.  The lobby, halls, and break room were adorned with vinyl composition tile with splashes of red accent tiles also drawn from their corporate palette.

The 37,000 square foot warehouse facilitates two computer equipment audit areas:  one for desktops and the other for laptops. Both were supplied with additional dropped fluorescent lighting, power cord drops, and compressed air line systems to audit tables to allow testing and repairs of their off-lease computer equipment for resale. Riggins Construction & Management is honored to have performed dramatic design-build tenant and exterior building and site improvements for a 20,000 square foot, run-down and overstocked pottery supply warehouse, subsequently transformed into a beautiful auto showroom and automotive service center, The Dr – Independent Service.
