What are As-Built Drawings?

asbuiltHave you ever been introduced to someone but forgot their name?  You’re afraid to ask (again) because you’ve already used all of  your I-don’t-remember-your-name-cards so you just continue in the conversation hoping you don’t need that information. That can happen with construction jargon as well.

Terms are often casually thrown around while working with your real estate professional and contractor that may have you a bit perplexed.  One of those terms is “as-builts” which is short for as-built drawings.

These drawings differ from the city-stamped set and reflect the way your tenant improvements were actually built, as changes during the course of construction are inevitable.  Any reputable contractor will provide a set of as-builts once the job is complete to both the building owner and tenant.

These documents are useful when deciding if a building will meet your company’s needs during the leasing process. They’re also necessary when you partner with a design-build contractor to make improvements.

Detectable Warnings (aka Truncated Domes)

vocabularyOften jargon can become a barrier in communication.  We’d like to devote some real estate at this blog to not only define but shed light on industry terms as well as news and project profiles.

In October 2009, I took a photo of yellow tiles separating the platform from the rails at the Santa Ana Train Depot and sent it to twitter with the question, “The yellow bumpy things are called…”  The answer is: truncated domes.

Detectable warnings are required when constructing and altering curb ramps. According to Detectile, truncated domes are the only tactile warnings allowed by ADAAG. Below you will find two quotes from access-board.gov.

In the absence of a definitive cue—the curbed sidewalk—at the sidewalk/street boundary, it has become much more difficult for pedestrians who are blind to detect streets. When blind pedestrians do not detect a curb at the end of a block, they must rely on multiple clues which, taken together, indicate the high probability that they have come to a street. They may detect a change in slope, which could be a curb ramp, a change in terrain, or a broken sidewalk.

Detectable Warning Synthesis

Detectable warnings, a distinctive surface pattern of domes detectable by cane or underfoot, are used to alert people with vision impairments of their approach to streets and hazardous drop-offs. The ADA Accessibility Guidelines (ADAAG) require these warnings on the surface of curb ramps, which remove a tactile cue otherwise provided by curb faces, and at other areas where pedestrian ways blend with vehicular ways. They are also required along the edges of boarding platforms in transit facilities and the perimeter of reflecting pools.

Riggins Construction & Management, Inc. was contracted to renovate and upgrade twenty-two existing multi-fixture restrooms for Toshiba America Information Systems, Inc.

Restrooms present unique design challenges as they are often neglected, yet are frequently affected by changes in the building code. As a design-build contractor, we were able to work directly with the architect to ensure that every need of the client was met.

We are always pleased to not only meet the client’s deadline, using a three-phase restroom renovation schedule which facilitated the continuance of the daily business operation, but to provide an aesthetically-pleasing finished product.

Fisker Automotive, Inc.

19 Corporate Park - Fisker Auto

Riggins Construction & Management, Inc. is pleased to announce the renovation of this 28,274 square foot commercial office building, previously customized for Irvine Photographics. This design-build project was divided into four phases allowing the tenant to move in quickly, providing flexibility for their ongoing business operation.

The front lobby was entirely redesigned. What was previously a front counter, lunchroom, and office area was converted to a large media / conference room with a motorized projection screen, a generous break room, and a spacious office showcasing the replica of their luxury performance sedan. New 3′ and 5′ clear tempered glass doors flanked by custom sidelights completed the entry to allow the tenant access to the lobby for displaying their sedan.

The lobby’s 1,300 square foot floor was upgraded to 5/8” horizontal, solid-bamboo natural flooring while the remaining office areas received designer carpeting. Static dissipative tile, which disperses static electricity to increase safety and prevent damage to sensitive electronic equipment, was installed in the upstairs IT room, while heavy-traffic hallways received VCT.

Custom cabinetry and countertops were installed in the nearly 1,000 square foot expanded break room. Custom cabinetry and glass partition walls were placed throughout the new executive office areas creating a spacious environment. Continue reading
