Riggins Construction & Management, Inc. is proud to announce the completion of the design-build exterior and interior tenant improvements for Condor Associates, Ltd.

condorbeforeafter-textThis tenant improvement project included path-of-travel accessibility upgrades at the exterior with a new ramp, hand railing, and updated parking stalls as well as four completely remodeled restrooms with new fixtures, accessories, and flooring.

The entire space was designed with a modern, neutral color scheme which included upgraded paint, carpet, VCT, and even the break room upper and lower cabinetry and countertop.

Four windows were installed between the office and warehouse and six more were installed throughout the office space, giving it an open feel while taking advantage of natural light.  Etched opaque window tint was added to the lower lites in the front-facing office for privacy. Continue reading

Transom

vocabularyAccording to the Mean’s Illustrated Construction Dictonary, 1st Edition, Copyright 1985, a transom can be defined as:

A glazed or solid panel over a door or window, usually hinged and used for ventilation.  The transom and bar may be removed for passage of large objects.

Although this definition may bring to mind an image of a  stained-glass transom light in a Victorian home, they’re more common than you think.

Riggins Construction & Management, Inc. was commissioned by Insight Investments, Inc. to design and build tenant improvements and exterior renovations for their Insight Systems Exchange division in Garden Grove.

This 44,000 square foot building received epoxy injections at the tilt-up walls and repairs to the concrete warehouse floors.  Four new windows were sawcut and reinforced into the north and west sides of the 7,000 square foot office area.  As a finishing touch, the exterior paint was made to match the corporate color scheme and new concrete entry ramp/stair was added to dress up the exterior and meet current HC/ADA accessibility requirements.

Two existing multi-fixture office restrooms were upgraded to ADA standards with new fixtures, partitions, countertops, and FRP (fiberglass reinforced paneling).  Four additional multi-fixture restrooms were added in the lobby and warehouse areas.  The lobby, halls, and break room were adorned with vinyl composition tile with splashes of red accent tiles also drawn from their corporate palette.

The 37,000 square foot warehouse facilitates two computer equipment audit areas:  one for desktops and the other for laptops. Both were supplied with additional dropped fluorescent lighting, power cord drops, and compressed air line systems to audit tables to allow testing and repairs of their off-lease computer equipment for resale. Boom Boom: Out Go the Lights

You have a dream for the perfect break room that will serve both as a place to relax daily and a facility from which to cater your own Holiday party.  You’ve hired a general contractor, done all of the improvements, and have sent out the invitations to your in-sourced party.

People are talking, gathering, hanging out in your new kitchen/break room, as they always do.  The ovens you had installed are working well, but your mushroom puffs need a quick heat-up. All is well at your lively party until you use two microwaves simultaneously to heat up your hors d’ oeuvres. Better light some candles, because you’ve just blown a circuit.

If your break room only included one microwave, it was designed that way for a reason.  Microwaves use between 1,200 and 1,700 watts which requires a separate 20 Amp circuit for each microwave installed.

It’s important for you communicate your usage intentions with your design-build contractor. He will be able to keep your party in the light and, you, out of the dark.

Riggins Construction & Management, Inc. is proud to have constructed 19, 923 square foot industrial, tilt-up building in the City of Irvine.  Serving as general contractor for this particular project, we helped our client from design conception, consulting with DeRevere & Associates, the project’s architect, through project completion.

Located in a prime Irvine location, this high-identity corporate headquarters / warehouse facility includes many features and offers the latest in industrial tilt-up design.

The building’s structure and related systems meet the demanding requirements of the City of Irvine. Functional aspects of the 16,650 square foot warehouse include dock-high and ground-level truck access with two roll-up doors, 24-foot-clear roof height, and a generous storage yard area.
